There are many options available including loan modification, forebearance and if all else fails, short sale. This is beneficial to the owner and to the lender. The owner's credit will be damaged only to the extent of the late payments and is usually cleared on the report within 18-24 months. A foreclosure will show on the credit report for 7 years. The bank is usually agreeable to short sales since they can eliminate the need to manage a vacant property and can usually net more than they would with foreclosure. This connection is also beneficial to buyers since I have access to the short sale property listings.
